Residential Community Manager

Career Location: Rohnert Park, CA.

Career Position: Full Time.

The Career Opportunity

We’re seeking an experienced Residential Community Manager to join our team at our Station Ave development in Rohnert Park. Reporting to the General Manager, this key team member is responsible for overseeing and managing the day-to-day activities for property, currently in lease-up phase, by ensuring the property maintains maximum occupancy at all times with high renewal rates. Below are some other key areas of responsibility.

 

• Recruits, hires, mentors and manages Residential Leasing and Maintenance team members for assigned properties.
• Manages and provides leadership to the team, and ensures retention goals and resident expectations are met.
• Manages resident escalations and issues through to a resolution.
• Manages and provides leadership to the Maintenance Supervisor and Techs, and ensures maintenance and aesthetic goals for the Community are met.
• Provides feedback on performance and holds team members accountable by setting goals that are in alignment with the Company’s expectations for the Community.
• Holds team meetings, including daily huddles, to foster communication and collaboration amongst the team.
• Ensures the highest level of customer experience is provided by shadowing team members to identify areas of opportunity.
• Reviews monthly financial statements, accountable for variances, and able to articulate performance to plan.
• Prepares property budgets and operating reports.
• Reviews daily, weekly and monthly metrics to ensure data quality and Company objectives are met.
• Manages and provides leadership to the team and ensures leasing goals are met.
• Identifies trends in traffic and leasing velocity; develops strategies to achieve targets and maximize performance.
• Ensures website content, pricing, and ILS information is correct through periodic review.
• Maintains a solid knowledge of surrounding competition; builds relationships and encourages the sharing of information with market competition.
• Collaborates with the team to share information on market competition.
• Performs other duties as assigned.

What It Takes

 • Bachelor’s degree required.
• Minimum of 5 years of experience in leasing and managing multi-family residential.
• Lease-up experience is a must!
• Demonstrated ability to independently manage multiple projects/tasks and be able to prioritize in a fast-paced environment with a high sense of urgency.

Development Associate

We’re seeking a Development Associate to join our Team! You will be responsible for assisting with the management of all aspects of the assigned real estate development project(s) to include managing, coordinating, and administering the project development process from initial concepts and planning stages, through due diligence, market research, acquisition, entitlement approval, design, permitting, financing, construction, and transition to operations or sale and performing the key responsibilities listed below.

 

• Assists Development Director and Sr. Project Manager with management and coordination of all projects and identification and evaluation of potential development opportunities.
• Assists with the preparation, management and coordination of internal and external resources for the formulation of development business plans for approval by the Sr. Management team.
• Coordinates due diligence and transactional documentation for analysis, acquisition, and financing, including ensuring accuracy and consistency of documentation, and facilitating document and information flow.
• Supports Development Director and Sr. Project Manager with pre-development efforts such as due diligence, planning, budgeting, reporting, financial analysis, consultant oversight, design, entitlements, scheduling and coordination to ensure effective execution of projects.
• Manages all development, consulting and construction contracts and change orders including requests for proposals, creation, facilitation of negotiations, and administration to ensure compliance under the supervision of Sr. Project Manager.
• Assists with monthly financial capital calls, confirming accuracy, completeness, and compliance with development agreements or loan documents.
• Assists with forecasting, budgeting, and scheduling of various project and office activities consistent with project and company goals and objectives.
• Coordinates with the development team to perform market research, sales and/or income studies, project cost budgeting, and project schedule management and directs the Financial Analyst on project pro formas, sensitivity studies and assists in feasibility analysis, forecasting and reporting.
• Coordinates the design and public approval process under the direction of the Development Director, including coordination with project consultants, stakeholders and the Sr. Management team for design input, review, and approval.
• Teams with Development Director, Sr. Project Manager and Construction management team for General Contractor and Subcontractor selection, including issuance and evaluating responses to RFPs, negotiation of fees, contracts, qualifications, insurance requirements, personnel, and related relevant information for recommendation for approval by Sr. management team.
• Assists in the preparation of regular reports (monthly or quarterly as appropriate to the specific project) summarizing project progress, issues, pro forma, schedule, etc. to keep management well informed.
• Maintains information and documents for the project at all various stages, involving strict document control management through organized recordkeeping and effective filing.
• Assists Accounting with A/P inquiries, invoice review against contracts, coordination with project consultants and vendors, cost tracking, and supporting the Sr. Project manager with financial projections and budgeting.
• Administers and coordinates on-going compliance requirements of various funding sources and development agreements.
• Develops and maintains rapport and credibility with project team members, designers, engineers, real estate consultants, sales and/or leasing teams, Contractors, Subcontractors, other business executives, government officials, City officials, and project community stakeholders to ensure effective implementation of projects.

We’re seeking a motivated Leasing Consultant to join our STATION AVE property management team. Our Leasing Consultants are responsible for acquiring residents (the rental of units) at their assigned property to ensure maximum occupancy at all times and high renewal rates, as well as performing other duties as assigned.

 

• Coordinates move-ins and move-outs, lease negotiations and renewals, and unit showings.
• Ensures paperwork of current and prospective residents is completed accurately.
• Ensures residents receive a copy of all signed documentation.
• Files lease and other important paperwork in appropriate location.
• Collects and accounts for rental income based on existing executed leases.
• Issues late notices and works with corporate to issue eviction notices.
